When do I have to submit an ARC application for approval of work to be done on my house or yard?
You must apply for approval of any work planned that affects the exterior appearance of your house or yard, front or rear. This includes repainting with the same color, re-roofing and fencing. It also includes major changes to landscaping, such as new beds and trees. Pools and spas also require approval. A damage deposit may be required for pool work.

Can I have a party at one of the pools?
All pool parties must be by reservation to ensure that sufficient lifeguards are on duty. Contact our pool contractor, A-Beautiful Pools, at 281-376-6510 to make arrangements.

Where do I report malfunctioning sprinklers?
Call Crest Management at 281-579-0761. Please do not attempt to shut off valves yourself as this could result in damage to the valves. Repairs to the valves can be more costly than the cost of the water that is wasted.

How do I obtain a tennis court key?
You can obtain a tennis court key by mailing a check to Crest Management in the amount of $5.00. Once the check is received, the key will be mailed to you via regular mail. 

Who is responsible for the maintenance and repairs to the fencing in the community?
Each individual homeowner is responsible for the maintenance and repairs to the fencing throughout the community. The Association is only responsible for the maintenance and repairs of the wooden fencing along Waterside Estates Circle and Lewisville.

What are the assessments for and when are they due?
The association determines the annual assessment to provide for the common community needs. The largest items in the budget are maintaining and improving the landscape and maintenance and repairs to the community. The fees are due in January of each year.

The budget includes such things as:

●Landscaping and maintenance of Association property
●Maintaining and staffing of pool
●Irrigation and lighting
●Maintenance of tennis courts
●Professional fees for management company, attorneys, and accountant
●Legal fees associated with community business
●It pays for insurance, the Newsletter, community improvements, etc.

What are the trash pickup days for the community?

Does the HOA sponsor community-wide garage sales? 

Yes, the HOA Board sponsors two garage sales each year, one in April and one in October. Look for announcements in the newsletter and in the Calendar of Events section of the website.
